Building Acoustics Part F7 of the NCC (BCA)
Noise and Sound Services can carry out noise assessments for proposed residential buildings to comply with the National Construction Code NCC (BCA) requirements.
Sound Insulation for Residential Buildings
Acoustic Rating System & AAAC Guidelines
The requirements include internal sound transmission and insulation under Part F7 of the NCC (BCA). The Association of Australian Acoustical Consultants (AAAC) also has a useful guideline for Apartments and Townhouses. This is an Acoustic Rating system with five different star ratings. The system covers both airborne and impact sound insulation as well as plumbing noise. See www.aaac.org.au
Airborne Sound Insulation
Evaluation and rating of walls and floor-ceiling systems to protect residential zones from air-transmitted noise like voices, televisions, and loud music systems.
Impact Sound Insulation
Testing of floor coverings, timber, concrete, and composite systems to minimize footstep thuds and impact vibrations across apartments.
Plumbing Noise
Acoustic lagging design and isolation of waste pipes and stormwater lines to comply with NCC Internal Standards.
MANAGEMENT PLANS
Construction Noise & Vibration
A Construction Noise and Vibration Management Plan may be required prior to the demolition, excavation and construction work involved on a development site. Noise and Sound Services can provide this plan in line with any Land and Environment Court requirement and/or NSW Government documents: Draft construction Noise Guideline (2020) and Assessing Vibration – A Technical Guide (2006).
Site Assessment
We identify adjoining neighbouring residential and commercial properties in the area and establish which plant and equipment are to be used for the proposed works. This typically includes excavators and impact hammers.
Noise Monitoring
Existing ambient noise levels will be measured on site continuously over a period of seven days. Based on these, noise goals will be developed.
Impact Mitigation
Emissions from the construction plant and equipment will be assessed. If neighbouring properties are noise and vibration affected, we advise on work practice mitigation measures to minimise the noise impacts, where feasible and reasonable.
